Wedding Wednesday and Updates!

Well hello there!

I have been a little MIA for the last 10 days ... busy working per the usual .. I have been thinking of different posts to do but today will just be a random I think ;) Those are usually fun!

First topic of discussion ...
I have kicked into wedding gear (5 mos away!) ... 
I went to the How Charming Bridal Event at Keeneland this past weekend and it was awesome!

Visited these two lovely ladies there ... ;)
These are my so sweet friends and wedding planners ... 
Lauren & Ginny from Sharing Special Moments. Love them. 

Of course you know Ella and Ava were dying to go so we had to sneak them in :) 
They got little visors when we walked in that had veils on the back ha you can't see in the picture but they were super cute! I think tasting the cakes and drinking all the ciders was their favorite part! Shocker! ;)


They had a red carpet entry way and the girls had a fun time walking and playing on it like stars! :)


We had such a fun time! 
The BEST part was that I actually won an amazing door prize!!!!!
A night's stay at Gratz Park Inn in a beautiful suite and breakfast the next morning!! Ahhh!
I was SO excited!! Chris and I can't wait to stay there!

We did our wedding cake testing!! 

This was something Chris was really excited about ha ... I wanted it to look pretty, he wanted to see all the different flavors we could choose ;) What a typical guy!

We had such a fun time tasting cakes! We decided on some amazing flavors (keeping a surprise ha!) for our 5 tier cake ... but I am still having a little bit of trouble deciding on exactly what we want the cake to look like. We know we for sure want to keep it kind of simple but with fresh flowers incorporated all over it!

So we will probably decide on something very similar to one of these and use whichever fresh flowers we decide on :) How do ya'll feel about it?

I had such a good evening with them! And we are doing it again next week I think!

Lastly and most importantly, 
For those of you who are in Lexington ... my friend Stuart's dog has been missing since Christmas :(
It's the saddest thing and I just can't imagine. 


This is Miss Cleo.
She is a black lab and she went missing in 40502 around Tates Creek Rd. and Alumni Area... they have searched and searched and no luck thus far :( 
It literally makes my stomach turn. I am praying that she was just so sweet that a family found her or saw her and just isn't wanting to give her back, but she is safe in their home. 
If you have seen any dog looking like her ... Please contact me or Stuart
If you aren't in our area, please say a prayer that someone will turn her in or find her ... dogs can go missing for weeks then be reunited with their owners and I'm praying this is the case for Stuart and Cleo!

Skaneateles Real Estate - 2012 Analysis and Update

So before I start getting into updates, I need to put last year to rest.  If I can - the energy was huge, as they say, and the stats too.

We had a record 127 closings.  Of those, 40 were in the Village and 24 were waterfront.  In the past, the numbers for Village and waterfront have been similar.  Suffice it to say that the number was about the same for waterfront, just Village and Town jumped up.

The lowest priced property to close went for $25,000 in the Town.  The Village number was $127,000 and surprisingly waterfront was lower at $110,000.  Of course, that was made up by having the highest priced property to sell - 1.6 million.  The Village's highest priced home was $850,000.  This past year there were only 2 homes that sold for over a million, a reflection I believe of the reduction of overall prices.  Most Village and Town homes closed around 10% under the list price.  The median list price overall was $295,000.

So on to a new year, an exciting year because currently there are only 76 active listings in the Skaneateles area of the multiple listing service.  Of these, 19 are in the Village and 19 are considered waterfront.  Five new listings and three re-lists have come on the market since the first of the year.  They range in price from a non-waterfront home listed at 1.6M to a home in the town in the low $200,000s.  Two more are waterfront.

No closings yet, but they will come.

The sales continue!  Fifteen homes are in the under contract category, and six of these are new since the beginning of the year.  Half are waterfront, and I will make a wager out of the clear blue that this year waterfront will be higher than Village.  I have no idea, but with three showings in the past four days of Ten Mile Point I know there are people out there looking, getting ready to spend a summer on the lake.  Like that camp listed at $250,000, there are other great buys.

Let's make 2013 as profitable as 2012!

Closing out 2012

What a great way to end the old year and bring in the new!  The following are the Sixth Twenty homes to sell in the Skaneateles area in 2012, plus an extra seven homes to close the year.  One hundred twenty-seven single family residences - amazing!  127!  By way of comparison, in 2011 there were only 71 closings the entire year.

Party Time!


I must say ... 
Of all the parties I have thrown and hosted (which is a LOT lately ha!) ...
this goes down as one of my very favorites!

Ella and Ava didn't have a blow out birthday party this year :(
I got mixed up and thought they were having one at their mom's house ... then we got so so busy with work and then before I knew it, it was Halloween, then November, and well, sadly, it just didn't happen.
So I told them we would think about having a Christmas Party for their friends, and of course they didn't forget me saying that haha ... are you kidding?
They have the most amazing memories conveniently on these things ;)

I started with ordering these adorable invitations ... 


Precious!
These were purchased from Michelle at The Party Chick's Etsy Store and she was so great to work with.
She changed the format to add another little elf, put glasses on Ella, and names on the hats! Love it!
She emailed me the pdf super fast and then I printed at Kinkos myself which was cheaper.

We decided we would have snacks, Minute to Win It Games, a Reindeer Food Bar, and do a Cookie Swap! 



 I had some Grinch Punch in little ornaments for them to sip on ...
Then made some AMAZING hot chocolate in the crock pot from this recipe below ...


We did a fun cookie exchange!
I got little $1.50 Christmas tins from Walmart for everyone to put their sweet treats in ... then we spread them all out around the table, walked around and collected one off of each tray, until they were allll gone!! 





They LOVED the cookie exchange! 
Everyone left with a tin full of sweets and cookies!

Then we were off to play some Minute to Win It Games ... 

Game #1 ... Red Solo Cup Stack 

Rules: Stack all of the cups into a pyramid with only one hand, in a minute. If they fall, start over, you get one point for each cup stacked at the end of the minute! 



This was a great game, the kids loved it!

Game #2 The Candy Cane Nutcracker

Rules: Stack as many nuts as you can with only using a candy cane, no hands! Get one point for each nut stacked at the end of the minute. **This was a hard one lol **

Game #3 Can you get an Oreo Cookie from your forehead to your mouth with NO HANDS?
**Warning: Have your camera ready if you ever do this, it was HYSTERICAL!!**





And the ONLY person who got this one ... 
Drumroll ...
Jake!! 

Hahahaha
He was SO proud of himself! Everyone else tried and tried and no one achieved it but him!
Go Jake! :)
This was my favorite game ... even though it was the hardest, it was the funniest to watch!

Game #4 How good is your Aim?

Rules: How many marshmallows can you throw thru a wreath in a minute? One point for each marshmallow that makes it through! 

This was a good game too ... it took a while for each kid to go and then pick up the marshmallows for the next person, but they all enjoyed it and really tried! 

I made a point chart for them to see who the winner was ... 

It was a lot of fun! 
They all really had a good time! 

At the end, we let them go through the 
Reindeer Food Bar ;) 
I saw this on Enjoying the Small Things Blog and knew that I had to do it for our party. 

 ALL the supplies either came from the Dollar Store or Meijer... Including the Mason Jars. 
The only thing that did not were the labels on the mason jars and those are my favorite line of supplies, The Martha Stewart Office Supplies from Staples!! 







This was awesome ... I LOVED this idea! 
Each child left with a jar to sprinkle on their lawn on Christmas Eve for the reindeer to munch on!

We had SO SO much fun, and I think the kids enjoyed it a lot!
Their friends were so excited also!
Hopefully this will be a memory they will always remember ;)
That is what Christmas is all about to me, making memories that last a lifetime!
